When issues are discovered during a pre-listing inspection, the seller has the option of either having them repaired before listing the home or disclosing them to prospective buyers. Either option will expedite the sale of the home because it will prevent the buyer and seller from engaging in protracted negotiations following the buyer's inspection. Because the issues have been disclosed beforehand, the buyer will not be surprised by anything and will be less likely to back out of the deal or negotiate a lower price.
